Two-Year Workmanship Guarantee
We believe quality craftsmanship should last. That's why every remodeling project we complete includes a written two-year workmanship warranty. If a problem arises due to our workmanship during the warranty period, we will make it right.
Two-Year Limited Workmanship Warranty
Design Build Specialists, Inc. ("DBS") warrants that all labor and workmanship performed under this Agreement shall be free from defects in workmanship for a period of two (2) years from the date of Substantial Completion of the Project.
If a defect in workmanship performed by DBS is discovered during the warranty period and DBS is notified in writing within the warranty period, DBS shall, at its sole option, repair or replace the defective work at no cost to the Client.
What Is Covered
This warranty covers defects resulting directly from workmanship performed by DBS or its subcontractors under contract with DBS.
Examples of covered items may include:
- Improper installation of finishes, fixtures, or building components.
- Defective workmanship resulting in failure of installed materials.
- Work that does not perform as intended due to installation errors.
What Is Not Covered
This warranty does not cover:
- Normal wear and tear.
- Shrinkage, expansion, settling, or movement of structures, foundations, framing, drywall, concrete, or finish materials.
- Hairline cracks in drywall, plaster, concrete, grout, caulking, or paint resulting from normal building movement.
- Damage caused by misuse, abuse, neglect, vandalism, pets, or lack of maintenance.
- Damage caused by water intrusion originating from sources outside the scope of work performed by DBS.
- Acts of God, including earthquakes, floods, storms, fire, landslides, or other natural events.
- Existing conditions not known or reasonably discoverable at the time of construction.
- Design, engineering, architectural, or manufacturer defects.
- Work performed by others.
- Alterations, repairs, or modifications made after completion by anyone other than DBS.
- Damage resulting from improper operation or maintenance by the Client.
- Color, texture, grain, or dye-lot variations in natural or manufactured materials.
- Consequential, incidental, indirect, or special damages.
Manufacturer Warranties
Products and materials supplied by DBS are subject to the manufacturer's warranty, if any. DBS assigns all applicable manufacturer warranties to the Client upon completion of the Project.
